There are a few specific things you want to talk about when you are interviewing and selecting the right property management company for your Houston rental property. We’re sharing some of the best tips to help you start your relationship in the right direction.
What Not to Ask
Do not ever call a property manager and ask what they charge. That’s the last question you should ask. You need to know about what they do for you in exchange for their fees. So many people have different fees and fee structures that you don’t want to compare that one number. Ask about services and what they will do for you.
Experience in Property Management
Ask about experience. You want to know how long they have been in business. You can look the company up on the Texas Real Estate Commission website. Property managers who control your rent need to have a real estate license. Look below the name and license number of the individual you are checking out and see if they take continuing education in property management. Check their own website too, and see if they advertise property management services or if their site is devoted instead to real estate sales and other business initiatives. You want someone who focuses on property management.
Communication
Communication skills are extremely important. You want to work with someone who has the ability to get along with people. Property management is a service industry. There are a lot of obligations and fiduciary duties involved. You need a property manager who can get along with everybody. Integrity and trust are necessary otherwise it will be impossible to get things done.
Fees
Find out what kind of fees are involved once you have an idea of the manager’s services. You’ll want to know if they charge separate fees for everything they do. You might have a company that charges for all kinds of things or you might find there are only one or two fees. Our company charges a leasing fee, a management fee and a renewal fee. That’s it. Everything else is included.
